Mortgage Lead Companies, The Right One for You.

If you are a loan officer or mortgage broker on the market for mortgage leads, you will have a few different varieties to choose from.

For starters, your budget is the most important thing to consider. If you are on a limited budget, you will need to take a look at the lead companies that allow for low minimum deposits to get you started.

In the mortgage lead industry, a low minimum deposit is considered to be around $100.00.

The two most common leads out there are known as exclusive and non exclusive leads.

Exclusive leads are sold only one time. The lead will go to you and to you only.

Non exclusive leads are sold up to five times on average by mortgage lead companies. So if you are going to buy your lead’s non exclusively, be prepared to compete with other loan officers.

One of the most popular methods of buying mortgage leads is to cherry pick your leads. Cherry picking your leads allows for you to look at the lead before you purchase it.

Real time leads are another popular type of lead to buy. Real time leads are delivered via a streamline process to your e-mail box.

It works like this . . .

You open up an account with a real time lead company and set up a filter specific to the type of lead you are looking for. Lead type, ltv, loan amount, credit rating, specific state, etc.

Once a lead comes in matching your filter scenario, it is delivered to you via e-mail. The lead arrives in your e-mail box literally seconds after the customer submits their on-line application.

The benefit to buying real time leads is that you can count on the quality because the lead is fresh.

Try to steer clear of recycled leads, or what is better known in the mortgage industry among loan officers as junk leads.

These leads are bought and sold from one lead company to the next, than sold to loan officers at a profit.

The chances of turning a junk lead into a loan are slim to none, so stay away from these types of leads.

Perhaps the best way for you to determine the best lead company for you is to do your research. Speak with someone in customer service and ask a lot of specific questions. If you are not happy with the customer service or the answers you get to your questions, than more than likely you won’t like the leads.

How to Write Sales Pages that Work

If you’re selling or plan to sell information over the internet, you realize the importance of good online copy. It’s so easy to click away, we need to engage our reader’s attention fast, and hold on to it.

I once read an ebook that advised writing your sales page before developing your product, because it was so important. That seems a bit extreme to me, but the truth is that many service professionals develop great, useful, even life-changing products, but then can’t sell them because they don’t know how to write good sales copy.

This article outlines a clear formula for writing a solid sales letter. Where appropriate, I’ve inserted some attributed examples. I don’t address the merits of long vs. short copythey can both work, but let’s face it, few non-copywriters have the skill or patience to write 10 page sales letters, and I don’t know many people who like to read them on their screen.

POWERFUL HEADLINE

Your headline has to immediately engage your reader. It needs problem, promise, and passion in 25 words or less.

TESTIMONIALS THROUGHOUT

DISCUSS A PROBLEM OR USE A STORY

Customers and clients want to know that you understand their problem and pain, and can solve it. Your headline will touch on the problem, here you elaborate. Stories hold attention.

HOT BENEFITS WITH BULLETS

Features are the tangibles: Why would your market care that you have ten years experience? Benefits are the emotional angles: Your experience makes me feel you’re competent and will be able to help me. To get to benefits, take each features of your products and keep asking “Why?” - Ultimately, you’ll get to the emotional response you’re really selling. People buy on emotions and justify with reasons.

Bullets can create a quick emotional response, and are one of the first parts read in a sales letter. This is a great place to address possible objections or doubts your reader might have. Come up with 10-15 bullets:

• What background materials you need before you begin to write (or else you’re simply wasting your time);

• My secret to turning phrases into benefit-driven statements that attract attention (we all buy based on how we believe a product will make us FEEL);

• Why you don’t need to be a writer to write great headlines

ADD BONUSES

“But Wait…There’s More!” You’ve presented a great offer, intrigued your reader, and now you add the icing on the cake. If there was hesitation to buy, these bonuses can be the decisive factor. You can develop your own bonuses, or exchange bonus products with other infoguru’s. You give away mine, I’ll give away yours (with attribution).

PLEDGE

As great as your product may be, you still need to overcome objections. A clear, solid, money-back guarantee can tip the scales.

ASK FOR A CLEAR ACTION

If people don’t know what to do they won’t do it. Don’t make your reader guess the next step.

POWER PS

The PS is said to be one of the items most read in a letter, so add a PS that reiterates a benefit or urgency to buying NOW.

CONCLUSION

If you find you really love this stuff, one of the best ways to become a good copywriter is to steal a technique from 19th century language educationfind good sales letters and copy them by hand, word for word, over and over. Another accessory for instance is AirClick, a remote control for your iPod or iPod mini. You can even get card readers so you can transfer the photos from your digital camera directly to your iPod. How handy is it to have 60 GB of storage with you if you like photography?

Since I bought my iPod I have been enjoying music more than ever before!

Can you explain to a lender or a broker your commercial loan purpose? This is the first thing a lender wants to know when you request a loan and you need to be able to communicate it to them.

So, why do you need the money?

Acquisition or Purchase
Is the conveyance of title to you (or your entity) of an existing building or raw land.

Usually for a purchase, a lender will loan 80% - 90% of the current appraised value of the property. This percentage will vary depending on property type and income from the property.

Refinance
A current mortgage note is being paid off and a new mortgage note is being created. A refinance is usually done to get better terms or pull out cash from the value of a property.
