Mortgage Lead Companies, The Right One for You.

Filed under: School of Real Estate — admin @ 5:19 pm

If you are a loan officer or mortgage broker on the market for mortgage leads, you will have a few different varieties to choose from.

For starters, your budget is the most important thing to consider. If you are on a limited budget, you will need to take a look at the lead companies that allow for low minimum deposits to get you started.

In the mortgage lead industry, a low minimum deposit is considered to be around $100.00.

The two most common leads out there are known as exclusive and non exclusive leads.

Exclusive leads are sold only one time. The lead will go to you and to you only.

Non exclusive leads are sold up to five times on average by mortgage lead companies. So if you are going to buy your lead’s non exclusively, be prepared to compete with other loan officers.

One of the most popular methods of buying mortgage leads is to cherry pick your leads. Cherry picking your leads allows for you to look at the lead before you purchase it.

Real time leads are another popular type of lead to buy. Real time leads are delivered via a streamline process to your e-mail box.

It works like this . . .

You open up an account with a real time lead company and set up a filter specific to the type of lead you are looking for. Lead type, ltv, loan amount, credit rating, specific state, etc.

Once a lead comes in matching your filter scenario, it is delivered to you via e-mail. The lead arrives in your e-mail box literally seconds after the customer submits their on-line application.

The benefit to buying real time leads is that you can count on the quality because the lead is fresh.

Try to steer clear of recycled leads, or what is better known in the mortgage industry among loan officers as junk leads.

These leads are bought and sold from one lead company to the next, than sold to loan officers at a profit.

The chances of turning a junk lead into a loan are slim to none, so stay away from these types of leads.

Perhaps the best way for you to determine the best lead company for you is to do your research. Speak with someone in customer service and ask a lot of specific questions. If you are not happy with the customer service or the answers you get to your questions, than more than likely you won’t like the leads.

How to Write Sales Pages that Work

Filed under: Marketing — admin @ 3:06 pm

If you’re selling or plan to sell information over the internet, you realize the importance of good online copy. It’s so easy to click away, we need to engage our reader’s attention fast, and hold on to it.

I once read an ebook that advised writing your sales page before developing your product, because it was so important. That seems a bit extreme to me, but the truth is that many service professionals develop great, useful, even life-changing products, but then can’t sell them because they don’t know how to write good sales copy.

This article outlines a clear formula for writing a solid sales letter. Where appropriate, I’ve inserted some attributed examples. I don’t address the merits of long vs. short copythey can both work, but let’s face it, few non-copywriters have the skill or patience to write 10 page sales letters, and I don’t know many people who like to read them on their screen.

POWERFUL HEADLINE

Your headline has to immediately engage your reader. It needs problem, promise, and passion in 25 words or less.

Who else wants to defy all normal, common, ordinary, customary boundaries and restrictions on making money on the speed, the ease, and the independence? - Dan Kennedy’s Renegade Millionaire Course

TESTIMONIALS THROUGHOUT

Nothing convinces as well as other people’s word. You want these to be specific and give actual results when possible”I added 12 new clients after using this system!” If you want to get testimonials, give away your product to a few trustworthy individuals in exchange for an honest appraisal.

DISCUSS A PROBLEM OR USE A STORY

Customers and clients want to know that you understand their problem and pain, and can solve it. Your headline will touch on the problem, here you elaborate. Stories hold attention.

HOT BENEFITS WITH BULLETS

Features are the tangibles: Why would your market care that you have ten years experience? Benefits are the emotional angles: Your experience makes me feel you’re competent and will be able to help me. To get to benefits, take each features of your products and keep asking “Why?” - Ultimately, you’ll get to the emotional response you’re really selling. People buy on emotions and justify with reasons.

Bullets can create a quick emotional response, and are one of the first parts read in a sales letter. This is a great place to address possible objections or doubts your reader might have. Come up with 10-15 bullets:

• What background materials you need before you begin to write (or else you’re simply wasting your time);

• My secret to turning phrases into benefit-driven statements that attract attention (we all buy based on how we believe a product will make us FEEL);

• Why you don’t need to be a writer to write great headlines

–From Lorrie Morgan-Ferrero’s sales letter for her Speed Copywriting Workshop

ADD BONUSES

“But Wait…There’s More!” You’ve presented a great offer, intrigued your reader, and now you add the icing on the cake. If there was hesitation to buy, these bonuses can be the decisive factor. You can develop your own bonuses, or exchange bonus products with other infoguru’s. You give away mine, I’ll give away yours (with attribution).

PLEDGE

As great as your product may be, you still need to overcome objections. A clear, solid, money-back guarantee can tip the scales.

ASK FOR A CLEAR ACTION

If people don’t know what to do they won’t do it. Don’t make your reader guess the next step.

POWER PS

The PS is said to be one of the items most read in a letter, so add a PS that reiterates a benefit or urgency to buying NOW.

CONCLUSION

If you find you really love this stuff, one of the best ways to become a good copywriter is to steal a technique from 19th century language educationfind good sales letters and copy them by hand, word for word, over and over. This is also a great way to memorize Homer. And as always, if you need further resources, please email me.

The Incredible Apple iPod - The World’s Most Innovative MP3 Player

Filed under: Uncategorized — admin @ 6:19 am

One of the greatest inventions of the 21st century is the iPod, made by apple. An iPod is a small portable, walkman-like mp3 player with a hard disk inside. Hard disk sizes vary but come up to 60 gigabyte. A 60 GB hard disk easily fits thousands of high quality full music albums. Image having all your music at hand, no matter where you go!

Now let’s take a 60GB iPod photo, which has a lovely colour screen. It also allows you to store thousands of photos. It’s easy to use interface allows you to browse through your pictures at an impressive speed. You can connect the iPod photo to your television and use the slideshow. .Imagine what it’s like to always have say a months worth of non-stop music playing in your back pocket. Being able to play this music on your home or car stereo .Or through your headphones in the train or on your bicycle.

If you like an mp3 player at the size of a packet of chewing gum, the iPod Shuffle is the answer. At the moment they come in 512 MB or 1 GB size, and a 2 GB and 4 GB iPod shuffle have been announced. Don’t be fooled by its small size as it sounds just as impressive it’s bigger brothers. The iPod shuffle has no LCD display like the iPod, iPod mini and iPod Photo.
The iPod mini is a smaller colourful version of the normal iPod and come in 4GB and 6GB at present.

Not only the iPod itself is fantastic, but there are literally tons of super cool accessories available for this device.

For instance, one accessory called Roadtrip, made by Griffin Technology, is a dock you can fit in your car. The dock has a built in FM transmitter and will send out the music being played by the iPod through an FM signal. My car radio picks up the signal and blasts it out my car speakers.. How cool is that?!! You simply get in your car, slot in your iPod and turn the ignition key and off you go. The Roadtrip draws its power from the cigarette lighter. It can also draw its power from USB. That way you can use it to route the sound of your computer to your home stereo.

Another accessory for instance is AirClick, a remote control for your iPod or iPod mini. You can even get card readers so you can transfer the photos from your digital camera directly to your iPod. How handy is it to have 60 GB of storage with you if you like photography?

Since I bought my iPod I have been enjoying music more than ever before!
I would like to recommend it to any music lover, its well worth the money.

Commercial Loan Purpose…What Are You Going To Do With The Money?

Filed under: School of Real Estate — admin @ 2:16 am

Can you explain to a lender or a broker your commercial loan purpose? This is the first thing a lender wants to know when you request a loan and you need to be able to communicate it to them.

So, why do you need the money?

Acquisition or Purchase
Is the conveyance of title to you (or your entity) of an existing building or raw land.

Usually for a purchase, a lender will loan 80% - 90% of the current appraised value of the property. This percentage will vary depending on property type and income from the property.

Refinance
A current mortgage note is being paid off and a new mortgage note is being created. A refinance is usually done to get better terms or pull out cash from the value of a property.

Usually for a refinance, a lender will loan 80% - 90% of the current appraised value of the property. This percentage will vary depending on property type and income from the property. Of that percentage, the lender will pay off the current mortgage note and the remaining amount of the loan to the borrower.

Construction
This is for the building of, renovation of, or rehabilitation of real estate. Generally, these loans are based on the value of the property “as completed”. Be sure to understand if your lender is lending on Loan to Cost or on Loan to Value as Completed.

How to Skyrocket Your Paid Search Profits

Filed under: Uncategorized — admin @ 7:52 am

Faced with a mediocre or worse performing paid search campaign and the pressure to allocate resources elsewhere, many businesses choose to drop their paid search or scale back their budgets - leaving ripe buyers waiting to be harvested by their competitors.

If you face paid search challenges, before you decide to drop or scale it back, try these proven strategies to skyrocket your profits.

A. Get “Down and Dirty” with Keyword-Level Tracking

Track your paid search campaign at the keyword-level. To manage an effective paid search campaign, you must know your “per click” results from the money you have spent.

For example, if you have 1,000 keywords active in your paid search campaign and you spend a total of $3,000 a month - do you know which of the 1,000 keywords generated your sales?

What if 80% of your sales came from 20% of your keywords? Moreover, what if this 20% accounted for just a small percentage of your $3,000 monthly cost?

Without keyword-level tracking you will not be able to make financially beneficial assessments. Time-tested experience shows that the 80/20 rule applies to pay-per-click marketing.

WARNING: Beware of Matching Options!

Although matching options (i.e. broad, advanced, exact, phrase and so on) offered by Google Adwords, Overture and other paid search engines provide “convenience” they unfortunately skew your keyword performance results.

If you setup a “broad-match” for the keyword “real estate”, you will attract visitors who have entered any possible variation of the term “real estate” including geographically specific “real estate” keywords like “Arizona real estate” that may have absolutely no relevance to your product or service.

Although it takes more time to add exact (or standard) keywords to your paid search campaigns, you will reap significant rewards and a quick payback from the profits generated through understanding your individual keyword performance.

B. Developing Custom Landing Pages

I have written a great deal about landing pages lately. Why? Because they generate profitable results through converting paid search visitors into customers.

Paid search marketing is unique compared to natural search. In part because you have the convenience to select specific keywords, write specific ads and direct the click-through to a specific web page (a.k.a. landing page). This “connect-the-dots” process creates the need for consistency among a visitor’s expectation from the keyword they enter to the ad that draws their attention and down to the web page, they “land-on”. Relevancy and consistency are essential for an effective paid search campaign.

When I review a marketing plan and its associated strategies with clients, they often laugh because I get passionate about the power of landing pages. I get passionate because they work so well at generating leads and sales that I can’t believe everyone is not using them!

So what are landing pages? A “landing page” is a custom web page developed exclusively for a paid search campaign. It is highly keyword relevant (so you may have multiple landing pages tied to different sets of keyword themes) and they focus a visitor’s attention on one call-to-action (e.g. requesting a visitor to take immediate action). The sales copy (content) on a landing page connects the visitor with the paid search ad and keyword they searched for and clicked from.

The copy is strongly benefit-oriented (e.g. communicates the value the visitor will receive from your product or service). A landing page’s layout and graphics relate and support the keyword and paid ad.

For instance, if a visitor clicks on your paid search ad for the keyword “website conversion” in Google and arrives at your landing page, the landing page will clearly communicate “website conversion”, how website conversion will benefit them and presents a call-to-action like a contact form for them to complete.

It may also contain a “secondary call-to-action” which could offer a lower commitment action like an email opt-in in case a visitor is not ready for a higher commitment action (e.g. request a phone call) yet still wants to begin a relationship with the business. Testimonials, case studies, and graphics all support the benefit and value of “website conversion”. In essence, the whole visitor “experience” created by the landing page is “website conversion” and its value to the visitor.

For example, if a visitor expects to find “real estate book” as demonstrated by their keyword search, your landing page should present a “real estate book”, (relevancy), offer a consistent message with the paid ad that attracted the visitor to click-through (consistency) and communicate your product or service benefits to fit the visitor’s needs (connection). If you get these three right (assuming that you have a quality product and a fair market price point) on your landing page, your leads or sales will skyrocket while your costs drop.

One of the reportedly major reasons why paid search campaigns fail is because businesses direct all of their click-throughs to their home page. Since most businesses’ home pages are designed to serve mutliple audiences (i.e. media relations, investors, current clients, potential prospects, customer services, etc.) they do not provide the level of relevancy and consistency expected from a visitor.

C. Luring Buyer Intentions with Keyword Selection

Keyword selection is important. The keywords you select provide access to “pools” of visitors at different stages in their buying cycle. By selecting the right keywords for your products or services, you can open a completely new market of ready-to-buy visitors.

You see - results from advertising occur through relevancy, connection and consistency. In search whether paid or natural, the visitor (search user) drives the process. By entering a keyword into a search engine, the visitor is telling you what they want to find. From a marketers’ perspective - this is a dream come true! A potential buyer telling you what they “expect” to find on your website and what they are considering for purchase.

So when selecting keywords, make sure you thoroughly canvass your marketplace using strategies such as:

• Your competitors’ websites
• Your website’s copy
• 3rd party tools- (e.g. - Overture’s Keyword Suggestion Tool)
• Website metrics (find “natural search engine” keyword phrases)
• Search engines like AskJeeves (suggest keyword variations)

Most importantly, “THINK” but never “ASSUME” about which keywords your potential customers may use to find your products or services. Never give up searching for new keywords to setup and test. Both seasonal and even weekday keyword performance fluctuations should be analyzed and studied in addition to potential associations people make to find your products and services.

D. Performance-driven Bid Strategies

All paid search engines possess bidding nuances. However, for the two largest, Google Adwords and Yahoo! Search Marketing, do not get locked into the top bid position. Test how each keyword performs against your website’s sales or lead conversion metrics up to the seventh bid position.

Depending on your product or service, you may be amazed how bid position six attracts less click-throughs but produces higher sales or lead conversions on your website. Test, test and test - the outcome may mean lower costs and higher sales conversions for you.

E. Writing Negatively-Qualifying and Appealing Ads

Finally, always test different ads by interchanging words in the title and description. For Google Adwords, try split-testing two different titles and descriptions and add a unique tracking code to each one so you can identify which one causes the best sales conversion increase. In order to split-test at the keyword-level, you must structure your campaign correctly. If you are tracking at the keyword-level then this will be automatic, if not, get some expert help. Notice that I did not state, “the best “click-through rate increase”.

Why?

Because “a lot of nothing” (i.e. a lot of traffic without sales or lead conversion) is not a financially effective strategy. Consider that even a single word change in your ad can create a significant jump in your paid search profitability.

Follow these strategies immediately to send your paid search profits soaring!

Travel Europe - How to Travel Europe on a Cheap Budget

Filed under: Travel Portal — admin @ 7:46 am

We all want to travel Europe on a cheap budget these days.

Budget and discount price airlines have sprung up in almost every European country in the last few years - all of them fighting furiously with each other to offer the best value cheap airfare deals. But do we really benefit from these discount European travel prices or do the drawbacks of trying to travel Europe cheaply outweigh the advantages? Do the budget low price airfares blind us to the extra hassle that the cheap price might be hiding? Lets look at some current cheap European travel deals and see what we find.

Almost every European country now has at least one no frills budget airline. Easy Jet and Ryan Air are becoming well known and popular in Great Britain and in Ireland. Germany has four or five low cost airlines and cheap airfare specialists. Meanwhile, in Sweden, SAS have just launched their own budget offshoot called Snowflake.

At first glance the fares that these airlines charge can seem ridiculously low; Ryan Air have given their flights away almost for free in the past - although you still have to pay the airport tax of around twenty UK pounds. But where’s the catch? Is there a catch? Can you really travel Europe by air without spending a fortune?

Here’s the deal if you want to travel Europe on a cheap budget:

Firstly, the low fares airlines in Europe nearly always use out of town provincial airports - often about forty or fifty miles from the respective city centres. This can add up to two hours of travel time to your journey at each end. You also have to pay for the bus or train connection to get from your airport to the city centre. Make sure you add this price in to the cost of your ticket when comparing prices between cheap airfare deals and the prices charged by the mainstream airlines. In most cases the main airlines fly you into the city centre airport and thus cut your travel time and the cost of any extra transport.

If you’re unlucky enough to miss a flight then you could literally be stuck in a very rural airport overnight with all the food outlets closed down and no way to get back to the town or the city.

Secondly, you only get what you pay for. The European budget airlines may offer no in-flight service for food and drinks. Or, if they do, they will charge you for it at a premium rate. Coffee, sandwiches and beer may be very pricey indeed. To be fair, many of the flights are only of an hour or two’s duration so snacks and drinks may not be such a big deal.

Thirdly - figure out the total travel time and compare that to the costs. For example: it takes five hours to go from the very centre of Glasgow in Scotland to the very centre of London by train and it costs around twenty five UK pounds each way.

Now - you might pick up a cheap flight from Glasgow to London, only to find that both of your airports are forty miles from the city centre. That immediately adds three hours to your travel time, not counting the waiting around at the airports, baggage handling and all the extra hassle that goes with it. You will also have to pay separately for the bus or train journey from airport to city centre and vice versa. Unless your airfare is extremely cheap you might well spend more money in the long run for a less comfortable journey. Check it all out carefully in advance if you can.

Fourthly, the quoted cheap airfare ticket prices are only for APEX travellers. You might have to pay a lot extra if you need to change your flight time. Cheap airfare prices are also usually only available if you buy well in advance - buying the day before or on the day will add a big premium to the price. The baggage allowance is also on the mean side - often no more than 15kg or 20kg per person. Any more than that and you will face a very hefty premium on your cheap price ticket.

In summary - you can travel Europe cheaply by choosing your discount airline package carefully. But do try to weigh up all the extra hidden costs as you compare flight ticket prices. You should also factor in the extra travel time that arriving at a provincial airport may bring.

Please remember: Don’t get too hung up on it all!

Travel in Europe is fun - however you do it.

Gary Hill is a travel writer based near Edinburgh and Scotland. He travels widely in Europe and can give great advice and tips on European travel.
You can read much more about how to travel Europe cheaply on Gary’s website. You’ll find more detail about the discount airfare packages available and about the routes that the various budget airlines fly.
Travel in Europe can be great fun but it helps to get good quality advice before you go.

Eco Friendly with Bio Fuels and Eco Cars

Filed under: Best Information — admin @ 10:54 pm

Going green is a thing that is going to involve us all in the next fifteen years. We have Environmental Travel, Electric Driven Automobiles and Bio Diesels to look at now.

There are different varieties of Bio Fuels. Bio Fuels are on the whole plant based choices to oil- based Diesels such as petrol, diesel and heating oil. Burning biodiesel gives out C02, nonetheless this is counterbalanced by the fact that the plant used to construct it uses C02 from the surroundings to develop. Though the green gains of Biological Fuels are hotly disputed, with some environmentally friendly experts stating that Bio Fuels cause more damage than good. There are many two main breeds of Bio Diesel and Ethanol. Reduce your carbon footprint with Electric Cars.

As the type suggests, biodiesel is considered for use in diesel tanks. Biological Diesel is decidedly similar to vegetable oil and is produced from the same breeds of plants- oil rich sources such as sun flower, palm, rapeseed & groundnut. It can also be constructed from pig fat or oils recycled from Korean restaurants. Biodiesel and fuels should be tried smart in some diesel vans, but at present Biological Diesel is much more generally apparent in a mix with normal diesel- ordinarily twenty two percent biodiesel with diesel fuel. This mix might be tried by any diesel van.

Ever thought about obtaining an electric car? There are two sorts the G WIZ & the Mega City. Both of these is genuinely climate and green friendly machines; in fact they is an environmental dream. They do not generate any carbon dioxide emissions in fact much more to the point Biological Diesel do not even own an exhaust pipe. If you power a environmentally friendly car from renewable energy, it generates 0 emissions. Even though this electric car has plentiful advantages it does have several cons as well. The clear one being it is an electric car and it can often only do 94 miles before you have to charge the power pack and all that in general has to be completed over night, if you are scheduling on doing an extended tour, this may have to be powered up over the course of a few days.

Successful Credit Cards For a Successful You!

Filed under: Capital — admin @ 1:36 pm

There are tons of competing credit card companies around. For
the consumer in you and me, separating the wheat from them tares
among these companies will be quite an enormous task. What
should one look for anyway when considering what credit card
company to avail of?

As with most smart consumers, the key to finding the best credit
card company is to stick with the best. Among the hundreds of
credit card companies that exist, only about 10 to 20 can be
considered truly successful. Identifying these companies will
narrow down your choices to the select few credit cards that are
worth applying for.

Here are some of the characteristics of successful credit card
companies.

1) No Annual Fee - Some credit card companies are confident
enough in their status that they do not need to collect annual
fees. When you consider applying for a card, make sure you
consider those that do not have annual fees first. Remember, if
these companies that require annual fees are not content to make
money off of the interest on your purchases, then they are not
financially reliable to bank on. If the card you are looking at
has annual fees, steer clear of them unless they offer some
fantastic feature that you just can’t miss.

2) Extended Interest Days- Upon purchase of an item using your
credit card, you will not be charged interest unless you are
unable to pay before the set interest day deadline. The most
successful credit card companies offer longer periods of grace.
This means that you do no have to pay interest until that day
comes. Often enough, the standard for this period is 25 days.

To avoid having to pay interest, you have to pay within 25 days
after your billing statement. For large purchases that require
numerous months to pay, you can swallow the interest for its
sake.

3) Low Annual Percentage Rate - Some credit card companies offer
low annual percentage rates. These companies can attract more
customers because they have the financial clout to wag such a
deal in front of consumers. Consumers will benefit from lower
APR. Companies that offer lower APRs hint of larger consumer
bases that make such offers possible.

If you plan to pay your balance on credit cards in full, the APR
may not be much of a factor in your selection of a credit card.

4) Consult Feedbacks and Industry Profiles - most successful
credit card companies are featured in business journals and
other media. This will also give you an idea of who’s who in the
credit card business.
